DRAFT Master Plan Update - 2021 Applications


HIPP put in significant time this past year to update the 2003 Master Plan to reflect development in the Titus-Cooper-Hudson District in the almost 20 years since the original Master Plan was approved by the Irondequoit Town and Planning Boards. Here’s the DRAFT of this Master Plan Update – approval by the Town and Planning Boards is pending.

The original Master Plan was the result of two formal enthusiastic design charrettes. HIPP worked as the catalyst between community residents, business and property owners, and the Town of Irondequoit to bring all stakeholders together to envision what this important district should be. Working thoughtfully and with intentionality, the resulting Master Plan, Design Guidelines, and Mixed Use Commercial Code have helped foster the renaissance of what is now the newest four corners in the Town of Irondequoit.

The Titus-Cooper-Hudson Neighborhood is also included in the town-wide Comprehensive Master Plan which can be found on the town website here.


Commercial Applications


HIPP works diligently to ensure that new commercial development in the Titus-Cooper-Hudson Neighborhood adheres to the Mixed Use Zoning Code and the Master Plan Design Guidelines. Since the Master Plan was approved, HIPP has advocated on almost 6 dozen commercial and sign applications, providing written comments and appearing before the Planning Board, Zoning Board, and Town Board.
